Learn more about the tenant eviction process with Perfect Eviction in Henderson, Las Vegas & North Las Vegas, Nevada. I have a clear understanding of the problems that you are facing when trying to evict, and the frustration you must feel not knowing what to do, how to do it, and when to do it. I’m personable, very professional, and I give you advice on how to handle tenants during the whole eviction process.

Please keep in mind that these fees are for Las Vegas evictions; that’s the majority of them that I do.  The process for North Las Vegas, Henderson, and Boulder City are similar and the costs are a bit less than Las Vegas.  We’ll discuss that by phone if elect to use me to do your eviction for you.

Services & Fees

  • Send Notices to your tenants – $40

I can send a variety of notices to your tenants if you need to.  We can discuss that on the phone.  The most popular one that I do for landlords is the 5 Day Notice to Pay or Quit.  This notice is used when a tenant is late with the rent.  The notice often provides that message to the tenant that you will not tolerate late payment and they more often than not, will pay you rent.  It’s a great way to cut down on the number of evictions you must perform (and save you a bundle of money!) plus it keeps all your tenants up to date with the rent.

There are other notices that can be sent to your tenants, too.  Please keep in mind that the fee stated above is for notices that are served to the tenants but the notices are not filed with the court.

The great thing about doing this first, before actually filing with the court, is that sometimes the tenant will move out without having to be forced out.  So, you stand to save a lot of money if you do this first.  But, if the tenant decides to stay in place after receiving the notice, that means you’ll need to file with the court, begin the eviction process, and eventually have the constable remove them.  That next step is below.

File the notice with the courts — $100

This is my fee for the work that I do to file the notice with the court.  This begins the actual eviction process and includes generating notices, filing the paperwork with the court, obtaining notary signatures, and paying for the constable fees.  Please remember that the fee above is for my services to file the notice.  There are direct costs (like court fee, constable fee, etc.) that you pay to me and I turn around and pay that to the appropriate court or constable.  Those direct costs are detailed below; I only charge you exactly what they charge me.

  • Justice Court—$76

When  I file the notice with the court, the court charges me this amount.  So, I need to charge you this amount to reimburse my court cost.

  • Constable—$46 + $2 per mile X 2

From the Constable’s office to the tenant’s property, he makes trips: the first trip is to tape a 24-hour Eviction Notice to the door and the second trip is to do the Actual Lockout.  So, the actual cost for the Constable will depend upon the distance of your property to the Constable’s office.  I’ll discuss these costs with you when we speak on the phone.

  • Locksmith—$40 Service Call + $10 to Unlock the Lock + $10 a Lock to Rekey

Many landlords have their own locksmith and they pay them directly for this service.  However, if you need me to do it, then this is the cost that my locksmith charges me, and I’ll in turn charge you exactly what he charge me.

**You’ll notice that the total price for an eviction may end up costing between $200 to $300 for tenants who will fight the eviction process.  They always lose but it costs so much time and money!!  This is why you must always be ready to serve the appropriate notices to your tenants they either do not pay or become nuisances.  In many instances, if you are a steady presence, the tenants will often not fight the notices and you can end up saving several hundred dollars in eviction costs and several weeks of rent, too.

***Also, not all circumstances require the use of the Contstable and the Locksmith.  It depends on what is happening during the course of an eviction.  We can discuss that over the phone as the process proceeds.  In fact this is why I like to charge you as we go because it potentially minimizes the total cost to you in removing your tenant depending upon the actions of them!

 

Additional Services

There are some landlords that need extra help during the eviction process.  Some need for me to appear in court or to show up with the constable to rekey their property.  I’m more than happy to serve you in that fashion too.  Below are my costs for doing that if you need me to do so.  Actually, I would suggest that you find someone trustworthy, locally, to do it for you, if you can, to save on your costs.

Court Appearance—$150

I charge this fee if you need me to represent you at the court should the tenant fight the notice I’ve mentioned above or if the the tenant files for a court appearance with a judge and the landlord cannot or  does not want to be in court.  Many times, out of state  landlords ask me to appear in court.  Many landlords that are local ask me to appear in court since I’m very experienced in working with the courts on eviction matters and so I know what kind of paperwork I need to bring with me and I know how to speak plainly to the judges so that they can get the information they need to render a decision in your/my favor.

Lock Out—$70

This is used when the tenant does not want to move out voluntarily and the constable is ordered to appear at the residence to remove the tenant.  The landlord, or their representative needs to be present when the constable comes to do the lock out as the locks need to be changed at the same time.  Landlords ask me to appear for them when the landlord cannot or does  not want to be there to lock tenant out with the  constable; mostly out of state landlords.

 

Eviction Process (Summary):

1. Notice Served/Mailed

2. Waiting Period: Depends on the notice that was served (3 day nuisance, 5 day, 30 day, etc) — The day the notice served/mailed does not count as waiting period.

3. Waiting Period Expired:     1st Day—File Court Papers with the Court in the Morning.     2nd Day—Constable Serves 24-Hour Notice to the Tenants.     3rd Day—Constable comes out to do the Actual Lockout.
